South Surrey sits in the southwest corner of Surrey, between the Nicomekl River and the United States border, wrapped around White Rock on three sides. It is the part of Surrey people move to for space: bigger lots, newer construction, quieter streets, and the beach ten minutes down the hill. Highway 99 puts downtown Vancouver about 45 minutes north and the Peace Arch crossing five minutes south.
The pockets buyers ask about most are Morgan Creek, built around the golf course and known for its larger executive homes; Grandview Heights, where most of the new townhome and single-family construction has gone up; Rosemary Heights, a family favourite for its schools and central location; Elgin Chantrell, the acreage and estate-lot area along the Nicomekl; and Ocean Park, Crescent Beach and Sunnyside Park, the older, treed streets closest to the water.
Schools are a large part of why families choose this side of Surrey. Elgin Park Secondary, Earl Marriott Secondary and Semiahmoo Secondary all draw from South Surrey catchments, and Southridge School is the main independent option. Catchment boundaries change, so confirm the current one for any address before you write an offer.
Prices here move a long way between a Grandview Heights townhome and an Elgin acreage, and they move month to month. Rather than quote a number that will be stale by the time you read it, we will send you what has actually sold in the pocket you are looking at, with the days on market and how far each home sold from its asking price.
Team GRC at eXp Realty of Canada, Inc. has been working this market since 2017 and lives here too. Call or text Jatinder at (604) 375-6196, in English or Punjabi, and tell us the pocket and the price range you have in mind.
